We conduct a Comparative Market Analysis (CMA) and coordinate certified appraisals when needed. Pricing correctly is key to attracting serious buyers and avoiding appraisal issues.

3. Strategic Marketing

Your property is promoted across Stellar MLS, Zillow, Realtor.com, ClasificadosOnline, and through targeted bilingual social media ads reaching both local and U.S. buyers. We use drone footage, virtual tours, and professional photos to stand out.

4. Offers & Negotiation

We present and negotiate all offers on your behalf. In Puerto Rico, accepted offers typically include a 5–10% earnest deposit, protecting both seller and buyer.

5. Due Diligence Period (10–30 Days)

The buyer reviews inspections, title, CRIM property tax records, and permits. We help resolve issues early to ensure a smooth transaction.

6. Closing with a Notary Attorney

All Puerto Rico sales must be finalized before a notary attorney. At this stage, payments are made, liens and utilities are cleared, and the deed (escritura) is signed.
